Tunisian Land Prices: A Regional Breakdown

For the period between January and November 2023, the average prices per square meter of land in Tunisia have experienced variations. In fact, the Jardins de Carthage top the list, closely followed by El Menzah 9C (1250 DT/m²) and Jardins d'El Menzeh 2 (1100 DT/m²), with competitive rates.

Beyond the Greater Tunis metropolitan area, Monastir Ville stands out with the lowest price in the Sahel region, at a cost of 750 DT/m². For the Hammamet region, lands in Hammamet Nord are valued at 1100 DT/m², closely followed by Cité El Wafa (Nabeul) at 1040 DT/m². On the other hand, Kélibia Ville offers more affordable rates, fixed at 700 DT/m².

In terms of country classification, Italy ranks last with only 3% of land acquisitions. Demand primarily comes from France, leading with an 8% rate, followed by Germany, Saudi Arabia, and Qatar. Canada and the United Arab Emirates also contribute, each with 4%.
